3 Reasons why you should buy real estate now!

The prices of homes are going up.  You can still find a well priced real estate properties in Miami.  But… Count on higher prices.  Real Estate inventory is low.  Finding the home that will allow you to have the great lifestyle that you want may take longer to find.  It will take even longer as time goes by.  Lifestyle is the keyword.  You want to buy a home that you will enjoy.  If you like to garden, look for a good garden or a great lot around the house that can become a garden.  If you want to have a boat near your condo then you will want a condo with a marina or a marina nearby.

The rents in Miami have gone up.  Many people sold their houses at a profit a while a go and started to rent.  There were people who lost their homes and began renting too.  With the high demand of renters, the prices rose.  Long are the days when you could find grand apartments in old building for a great price.  All rental have risen!

Interest rates are still low.  Due to the high rentals and the low interest rates, the idea of buying a real estate property could be good mathematics.  The best thing is that if you buy now and the prices rice, you may make a little extra when you sell and then you can start all over again!

So the 3 reasons you should buy now are that the prices are still good and will rise, the rentals are getting higher and the interest rates are low.

A few weeks ago I went to the opening of the new condo: Cielo on the Bay.  It was a beautiful Miami rainy day.  The people who were planning the party did not seem happy about this but I thought I was going to get some great photographs!  And I did:

Apartments are very private.  They have their individual entrance.  Some apartments have terraces around the whole place.  The living rooms have exquisite views.  There are different floor plans and the design was very well done.

It’s on Harbor Island and that is off of 79th St Causeway.

To buy or to rent?  Which is the cheapest?

An article in Trulia states that buying is cheaper.

It studied homes from June 2012 to August 2012.

Lakeland-Winter Haven  is very cost efficient for a home buyer.  Most homes were around 45% cheaper and in Lakeland – Winter Haven it was 61%!

SAN FRANCISCO – Sept. 18, 2012 – Trulia released its Summer 2012 Rent vs. Buy Report, and buying was a better deal in all top 100 American cities considered.

To conduct the study, Trulia says it started by looking at the homes for sale and rent on its own site between June 1 and Aug. 31, 2012. For comparisons, it assumed a 3.5 percent mortgage, itemized income tax deductions at the 25 percent federal tax bracket, and a seven-year time horizon before the home is sold. It factored in “all cost components,” including transaction costs, taxes and opportunity costs.

Overall, Trulia says, homeownership wins hands down right now. While the buy-versus-rent savings varied greatly among the cities, buying was the best choice in all 100 markets.

Trulia says it’s about more than percentage differences, however. Detroit ranked at the top, where buying can save 70 percent, and it overshadows San Francisco where a buyer only saves 28 percent. However, homes are more expensive in San Francisco, so the actual dollar savings of $899 near the Golden Gate Bridge could overshadow any percentage savings in Detroit.

One Florida metro area made the top five list for home buying affordability. According to Trulia, the monthly cost of homeownership in Lakeland-Winter Haven is $495, while the cost of renting is $1,276 – a 61 percent ($781) savings for those who choose to buy rather than rent.

“Homeownership is cheaper than renting in all of the 100 largest metros by a wide margin,” says Jed Kolko, Trulia’s chief economist. “Rents continue to rise faster than prices, and mortgage rates are near record lows.”

However, Kolko says many people can’t take advantage of homeownership’s historical affordability because “it takes years to save enough for a downpayment, and it takes a high credit score to even qualify for a mortgage, let alone to get the best rate.”

Many people come to Miami for vacation and end up buying a second home here.  It’s so close to South America and such a wonderful place for Canadians during their long winter.

For Europeans it’s a different culture and a great way to make a change for a while.

A second home is not an investment property as it’s not one that you will rent out.  You can, of course and then it will become your investment property.  See… Lots of flexibility here!

This is a very good time to buy.  Interests rates are low.  You can still find some affordable property in Miami.  Prices have been going up and inventory is low so you will need a bit of patience and do researching.

But the truth is that Miami is a good place to have a first home or a second home.  The airport is an international one and you will have a quick and easy access to anywhere.

Ok… Now that you know how to get out…Lets talk about why you should be staying in:  The winter!  It’s the best time of the year to be in Miami.

The time to buy?  There isn’t ” a time to buy”.  Many people think that the properties go down during the summer months because it’s low season.   Interesting idea but it doesn’t work like that.

This summer (2012) we have had a low inventory of condos around Brickell and South Beach.  So the time to buy is when you are ready to make the commitment.

Look for a neighborhood that you love.  An area that has all the things that you need and want.

Get to know the area buy driving around and checking out the different blocks.

If you want to be near the ocean, make sure it’s a place that allows you to get there easily.  Do you prefer to be near an area with an active night life?  Do you want peace and quiet?

These are some questions you will need to ask yourself  before you buy.

Another great spot to take a break on Brickell Ave:

This park is just off of the Avenue near the Icon.  If you walk to one end you have the Brickell Key bay and on the other end is Brickell Ave.

The great thing about living on Brickell is that you have everything!  Homes, offices, restaurants, super markets, pharmacies…

And fabulous spots to rest.

Miami Florida: Brickell Area

One of the most beautiful views just one block from Brickell Ave.  This is where you can see people walking their dogs, people sitting down and waiting for the sun to set and even avid meditators.

The Brickell area has some great little resting areas along the avenue and its surroundings.  One of the best kept secrets is the Simpson Park.

Simpson Park

The Simpson Park has trails that are mostly shaded making it a good place for walking in the summer.  There is a pond in one corner.  A club house that provides shade and can hold events.  This belongs to the county so reservations can be a bit complicated.  But onto the more positive side:  Great picnic tables under the shade providing an area to chat and snack or just sit and read in that very peaceful oasis!
