I just came back from the inaugural party for the Peloro. It was a fabulous party.
Music, food, drinks beautiful people at the Miami Beach Golf Club.
The party almost reminded me of those enormous parties pre bust. So, is the real estate in Miami coming back?
Our friendly neighbors in the south have been coming up to buy many apartments.
There aren’t that many condos for sale anymore. The prices are not as low as they were a few years back.
Are we getting ready for a good swing, up?

Learn with the youngest because they are the savvy ones!
ABC did an interview with a young girl who is only 15 years old and is the landlord who collects her payments on a scooter (no motor).
She is shown re modeling. Is good with her budget and plans to buy 10 houses by 18!

Investing in Real Estate in Florida where there is an opportunity for everyone!
It’s getting a bit harder to find good deals but if you look in places that are north of Ft Lauderdale you can still find a good real estate property for a good price.
It just will take a little longer to do a good research and find a fabulous place.
Smaller towns will have good real estate opportunities. Choose a town that is not too far from a larger one. It can become a short commute for someone.
There may be a home that is not close to the ocean but has lakes, plenty of those further north.
A university town is always a good place to buy real estate property for investment.
This young girl is a real inspiration to all of us. This is what happens when you focus on something you want.
They are going to do a reality show with her and I hope that it will be a positive experience. We can learn so much from this young real estate future mogul!

Brickell view from Key Biscayne Bridge
Brickell is central. It’s 5 minutes away from I 95 where you can go south to Coral Gables and all the way to Key West. You can go north to Ft Lauderdale and Boca Raton.
The airport is between 20 and 30 minutes away and then you are off to some fabulous exotic country!
Brickell is a residential area and a commercial area. It has many hotels and offices. It has the Mary Brickell Village where you can find different places to eat and have coffee.
Real estate in this area is special. You can have a downtown lifestyle and be only 30 minutes from the beach. Living on Brickell will be great as it’s near the Vizcaya Museum, a great place to visit and to go for a snack.
The Simpson Park also has picnic tables and is a little oasis in the middle of the downtown atmosphere. Brickell Key will provide the most beautiful views and a peaceful water view walk. Brickell Bay is the place for a relaxing end of the day meditation! The Jade has benches facing the water where we can all enjoy the morning or the evening.

The prices of homes are going up. You can still find a well priced real estate properties in Miami. But… Count on higher prices. Real Estate inventory is low. Finding the home that will allow you to have the great lifestyle that you want may take longer to find. It will take even longer as time goes by. Lifestyle is the keyword. You want to buy a home that you will enjoy. If you like to garden, look for a good garden or a great lot around the house that can become a garden. If you want to have a boat near your condo then you will want a condo with a marina or a marina nearby.
The rents in Miami have gone up. Many people sold their houses at a profit a while a go and started to rent. There were people who lost their homes and began renting too. With the high demand of renters, the prices rose. Long are the days when you could find grand apartments in old building for a great price. All rental have risen!
Interest rates are still low. Due to the high rentals and the low interest rates, the idea of buying a real estate property could be good mathematics. The best thing is that if you buy now and the prices rice, you may make a little extra when you sell and then you can start all over again!
So the 3 reasons you should buy now are that the prices are still good and will rise, the rentals are getting higher and the interest rates are low.

A few weeks ago I went to the opening of the new condo: Cielo on the Bay. It was a beautiful Miami rainy day. The people who were planning the party did not seem happy about this but I thought I was going to get some great photographs! And I did:

Apartments are very private. They have their individual entrance. Some apartments have terraces around the whole place. The living rooms have exquisite views. There are different floor plans and the design was very well done.
It’s on Harbor Island and that is off of 79th St Causeway.

I just visited this condo for the second time. All the apartments have a view.
The location is good. 15 minutes from the beach, 25 from the airport, 10 minutes to Brickell. Just fabulous. Oh and not even 10 minutes to Wynwood where all the galleries and Midtown to great restaurants!
